If you are a successor trustee preparing to sell a home, you may be balancing property decisions with beneficiary questions and trust administration. I help with the real estate work in Los Angeles and Orange County, in coordination with your attorney and other advisers.
Confirm the authority before committing to a sale
Ask your attorney to confirm who may sign, what the trust requires, and what documentation title and escrow will need. A trust sale does not automatically follow the same process as a probate sale. I do not interpret the trust or decide how proceeds should be distributed.
Create a clear property plan
We review the home’s condition, occupancy, carrying costs, and likely market position. Then we compare an as-is sale with selected preparation. The goal is a practical plan with understandable costs and tradeoffs, rather than an open-ended renovation.
Keep decisions and vendors organized
I coordinate clean-out, estate-sale resources, cleaning, repair estimates, and marketing. We identify who approves work and how updates should be shared. Written scopes, photographs, and invoices help keep property decisions clear. I receive no referral fees from recommended vendors.
Compare offers beyond the price
Financing, contingencies, proposed closing dates, and requested credits can change the practical value of an offer. We review the choices together and coordinate the sale with title, escrow, and your attorney.
