Selling a probate home involves both a property and an estate process. I help executors and administrators in Los Angeles County plan the real estate work while their attorney handles court requirements and legal authority.
Start with the house and the estate’s priorities
We discuss the location, condition, occupancy, ongoing expenses, and your goals. I review comparable sales and current competition, then help you compare selling in the present condition with a focused preparation plan. A market review is not a formal appraisal or a date-of-death valuation.
Coordinate preparation without losing sight of net proceeds
Cleaning out a home does not have to mean renovating everything. I coordinate estate-sale resources, clean-out, cleaning, and appropriate repairs. Before work begins, the authorized representative approves the scope and costs. I receive no referral fees from vendors I recommend.
Market the property and compare the terms
Once your attorney confirms the authority and required sale process, we build a listing plan. We compare offers by price, contingencies, financing, timing, and estimated net proceeds. Required notices, court confirmation, title questions, or buyer contingencies can affect closing.
Local help from the South Bay across Los Angeles County
I serve Rancho Palos Verdes, Palos Verdes Estates, Torrance, Redondo Beach, Gardena, and other Los Angeles communities. Licensed since 2004, I have personally handled 53 probate and estate sales. I represent sellers and do not buy homes.
What to bring to our first conversation
Start with the property address, known condition and occupancy, your role, any existing offer, and your attorney’s contact information if you want us to coordinate. Keep confidential legal or financial documents out of the initial website form.
Read the probate timeline guide for the property-sale stages to discuss with your attorney.
