Selling an Inherited Home from Out of State

Managing an inherited California home from another state is difficult when every repair, delivery, or family question seems to require a trip. I serve as a local real estate contact for families selling in Los Angeles and Orange County.

Begin with a remote planning conversation

Tell me where the property is, who currently has access, whether anyone lives there, and who is authorized to make decisions. We can discuss priorities and identify what needs a local visit. Your attorney confirms legal authority and any restrictions before commitments are made.

Set a communication and approval plan

We agree on a primary contact, the people you authorize to receive updates, and how work will be approved. Photographs, condition notes, written estimates, and progress updates can help you compare options without relying on secondhand descriptions.

Coordinate the work locally

I help coordinate estate-sale resources, clean-out, cleaning, repairs, and listing preparation. Family keepsakes and estate records should be identified before belongings are removed. Vendor work requires approval; I receive no referral fees from vendors I recommend.

Plan for occupancy, insurance, and access

Vacant and occupied homes need different plans. Ask your insurer about coverage and inspection requirements. If tenants or other occupants are involved, use qualified management and legal professionals. Do not change locks or remove belongings without confirming authority and rights.

Prepare for the sale and closing

We review comparable sales, marketing, offers, and estimated net proceeds. Title and escrow can explain the signing arrangements available for your transaction; do not assume that every document can be signed remotely. I coordinate the property side while your attorney and tax adviser handle estate-specific questions.

Start with the vacant-home checklist if the property is empty.
