Estate Clean-Out and Preparing a Home for Sale

Before putting an inherited home on the market, families often need to sort decades of belongings and decide what work is worth doing. I coordinate the property preparation alongside the sale, with an emphasis on clear approvals, realistic scope, and the estate’s priorities.

Protect the things that should not leave

Before a crew arrives, identify legal and financial records, photographs, keepsakes, valuables, and items family members need to discuss. The authorized representative and attorney should resolve ownership or distribution questions. Clean-out should not decide those questions by default.

Separate estate-sale options from haul-away

Some contents may suit an estate sale; other items may be candidates for donation, recycling, or removal. I help coordinate resources so you can compare the available options, schedules, and fees. Do not assume every item has resale value or that a sale will cover clean-out costs.

Choose work that supports the sale

We compare marketing in the current condition with targeted cleaning, painting, repairs, and presentation. I can coordinate painters, plumbers, electricians, and termite resources, including a free initial termite report. Additional inspections or work may carry charges; confirm scope and pricing with the provider.

Approve the budget before work starts

Use written estimates, clear approval responsibility, and an agreed schedule. Keep invoices and photos. I receive no referral fees from vendors I recommend. Vendor charges and payment terms are separate from my real estate commission; do not assume work is free or deferred until closing.

Move from preparation to marketing

Once the approved work is complete, we review presentation, pricing, and the launch plan. My commission is paid when the home sells, subject to the listing agreement. I help probate, trust, and inherited-home sellers across Los Angeles and Orange County.
